Coliving is sold on a single number β the monthly price β and almost nobody publishes what that number actually is. Operators quote on request, aggregators quote a "from" price, and the figure you find in an article is usually a guess dressed as a range.
So here is ours, with the workings. Every figure below comes from rooms listed on BookMyColiving: 402 priced rooms across 252 spaces in 37 cities. No estimates, no modelling, no averages borrowed from somewhere else. Where we do not have enough inventory in a city to say anything useful, that city is simply not in the table.
The headline numbers
- The median city median is $1,242 a month for a room.
- The cheapest median is Kochi at $78 (5 rooms) and the dearest is New York at $2,585 (20 rooms) β a 33Γ spread, though both ends rest on small samples. Among the cities with 8+ rooms the spread is narrower: Porto at $761 to New York at $2,585.
- 28% of rooms include bills in the headline price β 113 of 402. This is the single biggest reason two listings that look similarly priced are not.
- Bills are close to all-or-nothing by operator: 9 cities have every room quoting bills-included, and 21 have none at all.
What a room costs, city by city
Sorted cheapest first. "Rooms" is how many priced rooms the figures rest on β treat a city with three rooms as an anecdote and a city with 8 or more as something closer to a market. The range is the actual cheapest and dearest room listed, not a trimmed one, so a single penthouse can stretch it.

Three things the table shows that the brochures do not
1. The bills line moves the price more than the city does
A room quoted at $1,200 with bills included and one quoted at $1,200 without are not the same product, and in most European markets the gap is a hundred euros a month or more. Only 28% of the rooms in this dataset include bills, which means the default when you compare two listings side by side is that you are comparing the wrong numbers.
It is also unusually binary. 9 of the 37 cities here have every single room quoting bills-included, and 21 have none. That is operators making a house style decision, not a market converging on a norm.
2. Minimum stays vary far more than prices
Prices across these cities span roughly 33Γ. Minimum stays span from a few days to six months, and they are the thing most likely to disqualify you after you have fallen for a place. A city's median price tells you whether you can afford it; its minimum stay tells you whether you can actually book it.
3. "Coliving" means a private room almost everywhere
Of the 402 priced rooms here, 391 are private and 11 are shared. Whatever coliving meant when it meant bunks, the product being sold now is a private room with shared living space attached β which is also why it is priced against studios rather than against hostels.
How this was put together, and where it is weak
Every room approved and listed on BookMyColiving with a monthly price was included, converted to US dollars so cities can sit in one table. Medians rather than averages, because one penthouse should not move a city. Rooms priced below $50 a month were excluded as data-entry errors, and a city needs at least three priced rooms to appear at all.
The honest caveats:
- It is our inventory, not the market. 402 rooms is a real sample in 17 of these cities and a thin one in the rest. Where the room count is low, read the median as "what these particular operators charge".
- Currency conversion is a snapshot. Non-dollar prices are converted at a stored rate, so cross-city comparisons carry whatever drift that rate has.
- It is listed prices, not paid prices. Nothing here accounts for deposits, negotiated rates or what a room actually went for.
The same figures sit on each city's guide, and they update as listings change β so the New York guide and the rest will drift away from this article over time. The guides are the live version; this is the snapshot.
If you operate a coliving space and your city is missing or thin here, that is a gap in our listings rather than a judgement about your market. Listing is free, and your rooms will be in the next cut of these numbers.
